It depends on how much the\u00a0<a href=\"https:\/\/www.findlaw.com\/bankruptcy\/what-is-bankruptcy\/what-is-a-trustee-in-bankruptcy.html\">bankruptcy trustee<\/a>\u00a0believes the filer can afford to repay while still having money to pay for necessities.<\/p>\n<p>When a <span data-term-id=\"58256598\">mortgage <\/span><span data-term-id=\"58256580\">lender<\/span> sees that someone filed for\u00a0<span data-term-id=\"58256579\">Chapter 13 bankruptcy<\/span>, they may be concerned that the person could be predisposed to refile\u00a0if they encounter financial issues. The <span data-term-id=\"58256617\">type of loan<\/span> you seek will determine the <span data-term-id=\"58256592\">credit score<\/span><span data-term-id=\"58256592\"> requirements<\/span> to qualify for a mortgage.<\/p>\n<p>For each <span data-term-id=\"58256617\">type of loan<\/span> below, you need the following <span data-term-id=\"58256605\">minimum <\/span><span data-term-id=\"58256578\">credit scores<\/span>:<\/p>\n<ul>\n<li><strong><span data-term-id=\"58256581\">FHA loan<\/span> (<span data-term-id=\"58256600\">Federal Housing Administration<\/span>)<\/strong>: 500+ (but your <span data-term-id=\"58256577\">down payment<\/span> is lower if you have 580+)<\/li>\n<li><strong><span data-term-id=\"58256587\">VA loan<\/span> (<span data-term-id=\"58256625\">Department of Veterans Affairs<\/span>)<\/strong>: no <span data-term-id=\"58256605\">minimum <\/span><span data-term-id=\"58256578\">credit score<\/span>, but it\u2019s advised to have at least 620<\/li>\n<li><strong><span data-term-id=\"58256590\">USDA loan<\/span><\/strong>: 640+ (if your <span data-term-id=\"58256578\">credit score<\/span> is lower, it may be up to the loan officer)<\/li>\n<li><strong><span data-term-id=\"58256595\">Fannie Mae<\/span> or <span data-term-id=\"58256623\">Freddie Mac<\/span><\/strong>: 620-640 is the lowest they will accept<\/li>\n<\/ul>\n<p>Nobody expects you to have <span data-term-id=\"58256603\">good credit<\/span> immediately after <span data-term-id=\"58256602\">filing bankruptcy<\/span>. Most filers understand that they\u2019ll have to make a <span data-term-id=\"58256608\">larger <\/span><span data-term-id=\"58256577\">down payment<\/span> and pay <span data-term-id=\"58256607\">higher interest rates<\/span> to get approval on a <span data-term-id=\"58256632\">new mortgage<\/span>. You can always <span data-term-id=\"58256606\">refinance<\/span> your loan later for a better interest rate and lower <span data-term-id=\"58256611\">monthly payments<\/span>.<\/p>\n<p>Once you prove that you can make your <span data-term-id=\"58256629\">mortgage payments<\/span> on time, there\u2019s a good chance you\u2019ll qualify for a <span data-term-id=\"58256615\">conventional mortgage<\/span> with much better terms. Buying <span data-term-id=\"58256636\">private <\/span><span data-term-id=\"58256593\">mortgage insurance<\/span> may also help your cause when it comes to getting a <span data-term-id=\"58256632\">new mortgage<\/span>.<\/p>\n<h2>There Is Light at the End of the Tunnel<\/h2>\n<p>A\u00a0Chapter 7\u00a0or\u00a0<span data-term-id=\"58256579\">Chapter 13 bankruptcy<\/span>\u00a0will negatively\u00a0<a href=\"https:\/\/www.findlaw.com\/consumer\/credit-banking-finance\/how-long-does-it-take-to-improve-your-credit-score-.html\">affect your <span data-term-id=\"58256578\">credit score<\/span><\/a>, but that doesn\u2019t mean you can\u2019t own a home while you work to improve your credit. Once the court discharges your debts, you will be free to take on <span data-term-id=\"58256638\">new debts<\/span>.\u00a0While it\u2019s not wise to go wild following your <span data-term-id=\"58256622\">bankruptcy discharge<\/span>, there\u2019s nothing wrong with taking advantage of your fresh start.
