For instance, many states allow for&nbsp;<a href=\"https:\/\/www.findlaw.com\/realestate\/foreclosure\/regaining-ownership-after-foreclosure-statutory-redemption.html\">statutory redemption<\/a>. This is when the mortgagor (property owner) has a limited period to buy back the property. For more information and resources, see FindLaw&#8217;s&nbsp;<a href=\"https:\/\/www.findlaw.com\/realestate\/foreclosure\/\">Foreclosure<\/a>&nbsp;section.<\/p>\r\n<p>Besides state laws, there are also at least&nbsp;<a href=\"https:\/\/www.findlaw.com\/realestate\/foreclosure\/federal-laws-affecting-foreclosure.html\">two areas of federal law that can affect your foreclosure<\/a>&nbsp;prevention options:<\/p>\r\n<ul>\r\n<li><a href=\"https:\/\/www.findlaw.com\/bankruptcy\/what-is-bankruptcy.html\">Bankruptcy<\/a>&nbsp;\u2013 When you&#8217;re insolvent and file a court action to evidence the same, foreclosure may be stayed<\/li>\r\n<li><a href=\"https:\/\/www.findlaw.com\/military\/family-employment-housing\/what-is-the-servicemembers-civil-relief-act-scra.html\">Active duty<\/a>&nbsp;under the Soldiers and Sailors Relief Act and the Servicemembers Civil Relief Act \u2013 Members of the military who are on active deployment may be able to delay foreclosure<\/li>\r\n<\/ul>\r\n<p>Not only do foreclosure laws vary from state to state, they may be&nbsp;<a href=\"https:\/\/dictionary.findlaw.com\/definition\/federal-preemption.html\" target=\"_blank\" rel=\"noopener\">preempted by federal statutes<\/a>. Also, local laws, especially in bigger cities, can affect the foreclosure process. There are also&nbsp;<a href=\"https:\/\/www.findlaw.com\/realestate\/foreclosure\/how-to-get-government-help-to-stop-a-foreclosure.html\">government programs that help borrowers struggling with foreclosure<\/a>. For example, in the wake of the COVID-19 pandemic, the government created the&nbsp;<a href=\"https:\/\/www.findlaw.com\/realestate\/foreclosure\/what-are-mortgage-assistance-programs.html\">Homeowner Assistance Fund (HAF)<\/a>.
